Mindy has architecture background, excellent negotiation skills and wide business networks. She had helped us find our house off market at great deal. When I asked her the option for a house, she always provides details of nearby sold house to compare current selling one, make sure we never over pay. Speak Mandarin and English. Hard-working and organized. Professional wise, I would just rate her as average level. Most of the time, when I asked her opinions on a house, her answers are mostly based on the location (things I can figure out myself with google map) and appears to be less familiar with schools, neighborhood and remodeling work. Another example is when I asked her if I can get a house with price A, she directly messages the number to the seller agent and show me the screenshot. Well, I can do the same without you (to message and ask the seller agent) I would expect a buyer agent to be smarter at negotiating with the seller agent.

She’s apparently a very experienced and knowledgeable agent. Very impressed by how she can pinpoint the pros and cons of each active listing in the 94040 area. Every time I asked her opinion about a listing she’ll tell me the good and bad thing about the house instantly. So either she has a super good memory or she took really good notes. One thing I don’t like is that she’ll encourage you to write an offer even the house has some foundation issue that she told you to avoid. Maybe this is common for many agents. Well that’s why I took one star off.

Very responsive. Nice and fun person to work with. However, he is still new to the real estate industry. Doesn't appear to know much about construction/house building so may not help you much with your remodeling plan.

I would recommend David if you are a first-time buyer in bay area as he grows up from local, has 10+ years experience, knows about the buidling/remodeling so he can help you avoid really shitty house (especially those that look nice but has flaws). However, if you are an experienced buyer and know what you are doing, you should probably go find someone else who gives you a better rebate.
